HMO tenant goes into custody

Rent rent paid monthly direct to landlord by UC. £498.33 pcm. Rent arrears £400 and the usual 2 weeks in advance (no deposit) not in credit. Now learnt that tenant is in custody until Feb22 via Probation officer. Already asked her some of these questions. Room needs to be cleared of possessions for H & S, fire risk within house and to allow refurbishment as he is already under formal Notice ending 9/1/2022. What can I do with the possessions (much will need to go to the tip). Who is responsible for storage?
Should I report to UC or can I claim at least Dec and Jan rent payments towards these additional costs?
