After 10 years of using an agent to find tenants, collect rent, and invent new ways to cause me grief at the last minute, I'm considering doing it myself. In most cases there is a 12 month Assured Shorthold Tenancy (AST), which means I usually have to find a new tenant each year. I'd appreciate some brief guidance on the main issues I will have to address, and in particular the sources of the info I must gather, i.e

  1. Which are the better 'find a tenant' sites?
  2. What data do I need to prove a tenant's 'right to rent'?
  3. Ditto for getting their income data, and for cross-checking it?
  4. What constitutes a 'good' reference, and what are the warning signs for a bad one!?

Any other info or tips that will make the process go smoothly?
