Renewal fees - what is reasonable?

I help manage 18 properties. We use a letting agent but manage the properties ourselves. We are lucky that many of our tenants stay with us for a number of years and so tenancies are renewed. Our contract with the letting agent states that we must pay 50% of one month's rent + VAT as a renewal fee. I am keen to renegotiate this and wonder what other people's experiences have been with similar number of properties. Many thanks.
