I've just had repossession of my property (one year without rent). The tenant has trashed the place which will cost well into over a thousand plus, to clean up and repair. Worse still is that they have left their belongings there so we have to wait 14 days before we can even go back to the property (this is definitely deliberate).

The Managing Agent has been very unhelpful. It's been tough, they put up an abandonment notice up just before the repossession hearing without my knowledge to refusing to be at the eviction as my business partner was going, to just generally being unhelpful. They have insured the deposit vs having the whole amount in the TDS Custodial account (checked this with the TDS). Initially refused to accept the check out report because they had not completed it. Now they are saying it needs to be done by a 'reputable company' and has stated the following

"I have taken advice on this, I can confirm subject to the check out inspection having been carried out by a reputable firm then the check out can be accepted. I will require the check out report.

I can provide you with the deposit if you accept it under indemnity and that the deposit is being used for rent arrears. If you are going to (as you should) raise a claim for damages and then pursue for rent arrears separately, I will require quotes for costs totalling £605.77 as then you can pursue for the full rent arrears"

Can anyone help me with the following:
1) How best to deal with this agent and get my deposit back. What is the position with the 'reputable checkout agent'. Also I've never had to provide quotes for damages - the check out report will have the extend of the damages and anyone with a little knowledge will be able to guestimate the cost and will see it's going to be more than the deposit
2)We are not going to the property but how do we protect ourselves from any false claims from the tenant on
their goods / possessions (bearing in mind the property is hours away and we are not going there until the 14 day period is over).

Sorry for the long request - am so exhausted from this process and so upset at the continual setbacks. My Insurance solicitor isnt the best either.
