Tenant leaves large furniture items left behind to collect a month!!

One of my tenants is due to leave today, she says ", she will evacuate the property but needs to leave her large furniture in the property until 9th April 22. This was not previously communicated, it only came to light yesterday afternoon. Now I have new tenants due next week. Where do I now stand with the tenant leaving and her furniture items?
I have proposed she put her stuff in a storage to which she is refusing. I have asked her to pay an extra month to which she is refusing.
So I am not too sure what to do.
