we let our HMO out to an agency and pay for the premier service at Leaders so if rent is not paid they pay but at present they owe us £4747, 1 tenant is in arrears of £1441 should i ask the agents to serve notice on this tenant? also they have paint sprayed the cellar and the house is in such a state and we are trying to sell it but to no avail because of the state of it. the agents are not great i must say i have to keep chasing them for the rents but still not received it from them.
which notice should we ask the agents to serve on the girl who owes the highest amount of rent? please help and advise
