A tenant has paid 12 months rent in advance, my letting agent is telling the landlord that they cannot trans the full rent to the landlord, but would pay it monthly to them as if the tenant has paid it monthly to the agent - the agent has told the landlord they cannot pay it to them in full, because if the landlord does not maintain the mortgage payments for the 12 months the agent would become responsible to the tenant especially if the mortgage provider was to repossess the property - is there legislation written anywhere we can send to the landlord to back the agent up
