Hi
Our tenants (of 8 years duration) were correctly issued with a Section 21 to vacate property 11th March. They didn't go and have stopped paying the rent, communication is breaking down.
We do not have ALL the required documents to submit a N58, as some gas certs are missing. (They were done, but some were lost in a house move). The NRLA Advice Line confirmed this situation would be tough, but didn't suggest an alternative resolution, though said if they continue to stop rent can try a Section 8.
The tenants say they have found a new place to rent, but refusing to say where it is, or give any landlord details, or say if/when they will move.
They are trashing the house and dumping rubbish in the garden. Damage to the house has already eaten up the deposit.
Is there nothing else we can do to: 1. get them out, 2. pay the owed rent, 3. leave the place in a fair state? This is very tough and upsetting for us losing our income and not knowing what to do. We want to renovate and sell the place asap.
Any ideas very much appreciated!
Is there a particularly knowledgable advisor on the team I can talk to?
Thanks
Colin
