Hi, I have a tenant who is now 3 months in arrears, the tenant has made no attempt to contact me regarding these arrears and following my action of engaging, a promise was made to pay the arrears but that date has now passed. Due to previous issues and being un responsive to any of my correspondance I have served a Section 21 notice in February which due to Covid rules has a 6 month period . Is it an appropriate action to make an application to the Small Claims Court to recover this debt ? If I was successful then would this action allow me to close the Tenancy early on a Section 8 notice? Thx
