Hi everyone, I have a 4 bed house which I have let for the last 11 years. This is let as a single tenancy to 4 independent professional adults. (and is a licenced HMO). Being a landlord doesn't come naturally to me and I often agonise about how to be fair to the tenants and reasonable to myself. I have a a leak under the kitchen floor which means the all the kitchen (including sink and washing machine) and the flooring will have to come out to find and repair the leak. The builder estimates the work will take about a month (it is hard to really know the nature of the work and damage until the floor is up). This is obviously a massive inconvenience for the tenants. I have offered them a 40% rent reduction whilst the kitchen is out of use. They have come come back to me and said they want a reduction of 60-70%. It would be really helpful to hear your views on what seems reasonable and fair, or if any of you a have had experience of this. Thanks for your help
