I instructed an eviction process in Feb 2020 after my tenant was in arrears since October 2019, then covid hit and in May 2021 she was given eviction date, Ahead of the eviction she got legalaid and decided to counter sued for repairs. I defended against all false claims and the hearing was due to take place in March 2022. In spite of not allowing me access to my property, engineer visits etc, she finally allowed an engineer to install a new boiler. Days before the court case her solicitors said they want to settle. I am aware i wont get my money back, she is unemployed and I just want my key. I am out of pocket by arrears and solicitors fee over £12K.Can anyone help me come up with settlement terms as Im concerned i may leave something out?
My lawyer wants me to come up with them. Im thinking i want her out by end of April, the counterclaim is dropped and no order to costs. Im aware this is possibly a delayed tactic. She doesnt want to leave my home. Help. Thank you
