I have 3 professionals on individual room ASTs (and have run the flat in this way for 25 years) but with the removal of Section 21 I'm considering moving to a whole property AST. The issue I foresee is that one flatmate is objectionable in some way and I can't get rid of them and they make it difficult to rent out the other rooms. Moving to a whole flat AST would involve giving notice to the current tenants and would no doubt involve voids and expense so it's not a small matter for the tenants or for me. I currently have one tenant who will move out in the next couple of months, one tenant who is an erratic payer but always catches up (can't Section 21 her until mid August anyway) and one who's solid. Has anyone had experience of this or some clear pointers to help me make a decision. Many thanks.
