I have just learnt my female Tenant (sole Tenant on Tenenacy Agreement) has a friend (female) who has moved in (the Tenant states) on a part-time basis (1-2 days a week) for (could be) several months with a possible partner in tow. Also the friend has moved some of her belongings in as well.

The Tenant did not seek permission to do this and is now arguing about Visitors and Visitor rights. There is no mention about Visitors in the older RLA Tenancy agreement - however there is a paragraph about Subletting and giving up room space.

I have stated to the Tenant that visitors are allowed (but not permanently) and quoted Buildings Insurance, Right To Rent, Council Tax (single person allowance) and Wear and Tear issues.

Also my husband who is my Agent is not comfortable visiting the Property for repairs when the female friend is there on her own.

I realise I can still issue a Section 21 on the Tenant.

I need some clarification on all this please and would greatly appreciate your help.
