My tenants are moving out after 2 years. Most of the house was repainted 8 months before they moved in (apart from 2 bedrooms that were painted in 5 years ago). The walls have scuff marks and stains beyond what I would reasonably expect to be standard wear and tear. I have pictures of the walls before they moved in.

In one of the rooms that hadn't been painted in 5 years but nevertheless in reasonable condition, they have nailed in a shelve and oil stains covered on an entire wall (caused by blutack). What is considered a reasonable deduction here (i.e. what percentage of new repainting the room as it hadn't been painted in 4/5 years).

They have left a large piece of furniture in the house that needs removing and as they are away they will not be returning the 1 spare key until a week later as they are away on holiday.

A lot of the blinds are broken too. They have never reported any issues with them. Now they are disputing that they were in poor condition and are cheap blinds so they will not be paying for repairs.

What is a reasonable claim in this situation?
