Do you give discounts from market rentals to good, long-term tenants?

I look after just under 50 properties belonging to our small family business. I have a policy of giving long term tenants a discount from the market rental. I would like to know if other landlords do this and if so, what discount they feel is appropriate (in percentage terms or an absolute figure e.g. 10% or £70, £80, £90 etc.) if the tenant is funding the cost of redecoration and carpets. (We do, of course, cover the cost of all improvements required by legislation).
