We have several rentals and have never had an issue with deposits (insured with myDeposits) before so disputes are new territory for us. We now have a student HMO. Students have moved out and we have withheld some deposit for damages providing a comprehensive explanation of items and costs. Tenants have replied (and have stated they have taken legal advice already) but given 7 days for us to respond if not they will escalate to the ADR (alternate dispute resolution). It is now a Saturday and we happen to be on a family holiday with limited wifi on a boat for 2 weeks. What is our legal standing on how long we have to form a reply ?
