Our tenant of 5 years has run into rent arrears despite us being accommodating and agreeing a reduction a few months ago to try and help and the rent being much lower than others in the area, lesson learnt. Has been served an S21 but refuses to leave. Letting agent has now been sent an email stating there are maintenance issues including broken toilet handle, bathroom handle and no electricity just as we are about to accelerate to possession in court.

How should we proceed?

Any advice gratefully received.
