My old tenant has left the bed, which was specifically built and made to measure for the child's bedroom. My new tenant moves in tomorrow. The law states that if landlord provides furniture it must have a "fire safety" label. There is no "Fire Safety" label, which means I am committing a criminal offence and can face prison sentence by having this bed in my property. I have arranged for a tradesman to go round and have a look at the job of taking it apart and plastering wall and then make arrangements to do job of getting rid of it. The estate agent said the new tenant wants the bed for little boy. I have told old tenant I do NOT want the bed, I have also told estate agents I do NOT want the bed. But the estate agent is trying to pressurise me into taking the bed by saying the old tenant can gift the bed to the new tenant. Where does this put me? What happens when new tenant leaves in the future? I am left with an illegal piece of furniture and face criminal charges. I do NOT NOT NOT want this bed, as it will be me into a difficult legal situation, and it will be removed. Can I take the cost of doing this plus plastering work to wall from the old tenant's deposit. There was NO bed when old tenant moved in, the wall was in good condition. There is now an unwanted, illegal bed and there will be damage to the wall when bed is taken apart as it is screwed into wall.
