Advertising a 3 bed, completely furnished & equipped [down to loo rolls]. Dozens of enquiries so far, none suit as I'm extra picky. Approached by wealthy couple from HK whose new build house won't be ready till next May 2023. Checks out. Over here on BNO visa's. Ex NGO's in HK, now retired here on nice pensions.
Offered to pay 10 months up-front rent. Before I begin to take this offer seriously I'm asking are there recent pitfalls that I should be aware of.

  1. years ago I had HMO's 'let' to Chinese students who paid for everything with literally buckets of cash. Collecting the years advance rent from seedy address's on back streets from behind steel doors where I had to knock 7 times for it to be opened 3 inches. But I digress...

Deposit will be protected of course. Any advice, tips to avoid pratfall? I'm used to checking immigration status, visa's etc...its the £13K of advance rent that I'm cautious about. As not seen that amount of cash for a few years.

In 2014, a run of the mill viewing turned ansty when I was offered a plastic bag full of £50 notes to turn the lovely property [that week] over to the unsavoury guy running a scam for eastern workers who needed to be housed whilst they earned, as it were! We pushed this bag backards & foreads across the dining table like a ping pong ball. He finally got the message. That was the last time I conducted viewings on my tod.

Any pitfalls accepting this amount of money in a bank transfer [from I'm presuming] a non-UK bank. Breaking money laundering rules ? Any guidelines I should be aware of...once again, very grateful for comments, advice, etc.
