Hi, interested to get your views on an issue i have right now with obtaining access to my property - it is being refused by the tenant during Covid19?

The tenant has reported a possible leak/damp issue, potentially coming from the flat above, but i need access to the property to be able to validate the potential cause and whether or not i need to act now (during Covid19) to avoid expensive long term damage, or it can wait until we are back to business as usual.

I have asked to visit and been explicit in the social distancing rules etc, but she is still refusing me access because she feels it is too risky?

What rights do i have?
