my tenant has emailed to say she will be moving out on 11 July, (her tenancy ends 24 August but that's fine the earlier the better!) She has refused a joint final inspection and said she will just put the house keys through the letter box.I know there is considerable damage which I doubt she will rectify but is it then her word against mine? I have advised her to read and photograph the meters

She owes a considerable amount of rent and I have applied to the small claims court for most of it, she asked them for extra time to respond which takes her to 14 July. I am hoping to claim from her Reposit for the rest of the unpaid rent.

She has provided her new address but I think in all probability she is lying!

I have never been in this situation so do I just go round on 11th? apply to small claims court for the rest of rent? or apply to Reposit Scheme? I was hoping to apply to Reposit for the damage what happens if she doesn't move out, (apart from the obvious)

Any advice would be great, thanks
