We have a tenant who I have given a 3 month rent holiday ( deferment).

We have been very supportive and the tenant has agreed to start paying rent from July 15th ( usual rent day each month).

I have a deposit protected etc.

the tenant is waiting for a newbuild house and is expecting to leave August.

She is refusing to provide a forwarding address and although i have emails, mobile numbers and social media connections I am concerned that they will not pay the agreed arears.

Is there any way to protect myself and ensure arrears are paid or be able to track them down should they decide not to pay.
