I gave my tenant a section 21 in May ending the tenancy after the end of the lease on 24 August, lots of ongoing problems with them, they haven't paid a full months rent since Feb, and when she allowed an inspection in December there was a lot of damage, (she hasn't allowed me in since but said it will all be put right by the time they leave) and owe over £3,500, (they have managed to buy 2 cars however) I received and email telling me they were moving out on 11 July, I have sent a final rent statement as I do every month and this is her reason for not paying the rent...

You gave us notice so the contract does not count. Please also be aware that our solicitor will be in touch with yourself about a claim we shall be making about you. We have a solid case and look forward to your response to our legal team.

If I didn't laugh I would cry !! I know I have done everything right so the threat's do not bother me, I know she is moving out the van cane last Friday and they are filling their 3 cars daily, they are not going far as it takes them about 45 minutes to unload and come back!

I rang RLA advice line regarding access on 12th to see what I should do to see if they have gone. I have applied twice now to small claims court for outstanding rent, and I will take photos and videos of the damage. I can only claim 8 weeks rent from Reposit who estate agent recommended so I know it wont cover everything, they are serial problem tenants and its disgraceful that they just up and move every year.

I am not going to reply to the email, I just want my property abck on the 12th.

Any further advice?
