My husband and I completed the purchase of a Buy to Let flat with a tenant in situ on 6th March 2020. At the beginning of the lockdown the tenant became unemployed and despite many promises has not paid a penny since. He eventually managed to get Universal Credit but has failed to pass on the housing benefit. We have applied for the Housing Benefit to be paid direct to us and are still waiting to hear. Subsequently we have also applied for the rent arrears - currently standing at £2,100. Another month will become owing on 6th August. We have been more than patient with the tenant but he has now become abusive and threatening because I asked him to send me a screenshot of his benefit claim. Can we commence possession proceedings given the current pandemic? If so, what paperwork do I need to make sure I have beforehand?
