My tenant moved into the property on 1st November 2019, with a 1 year tenancy agreement. Back in March we contacted all our tenants with regards to Covid19 and the lockdown. My tenant advised me that she was not working now and had no income, between March and July I was in regular contact asking about her welfare and if she has a payment plan for her rent as we had not received any rent, she advised me she was getting (somebody) to check her financial affairs and once she new she would contact me.

In April she ask to leave the property, I agreed and I set up the paper work for a surrender of tenancy notice, my tenant left the property on the 19th July, leaving a rent arrears of £1,114.14. Since then we have had no contact or rent arrears payment.

Please advise the next procedures to recover the payments?
