Clause 6.1 addresses the landlord's responsibility to obtain any necessary consents, for example if the rented property is mortgaged.

The flat I rent out is unmortgaged but I don't want the tenants to be aware of this as they may be less inclined to pay the rent.

The NLA template for an AST had options for mortgaged or unmortgaged properties but the new NRLA template is just for mortgaged properties. Could you please produce an AST version for unmortgaged properties? Until you do, how should I deal with clause 8.6 if I need to enter into a new lease?
