Hello,
We have a tenant that is now in 5 months of rent arrears.
She initially made contact just after lock down to say she had lost her job, but would pay the rent using an inheritance she was expecting.
I started to chase after 3 months. She said she had a new job and would pay rent end of July. This didnt happen. I chased again, said she would ring me Fri 31st July. Didnt, but text to say she ring me 3rd Aug. Again - she didnt.
Question is going to be - would i best issuing a section 21 (she is outside of the minimum term of the AST) or Section 8?
I dont want her to think that she doesnt have to pay rent for 3 months while the notice period runs.
