I bought a flat that had a built in washing machine.

She is a tenant that has always had housing support ( housing benefit), she now pay housing element to me.

The council at the time advised that I did not have to provide it, but as it was already built in that I could treated it as gifted item. I have this in writing ( on email)

I am in the proceess of evicting the tenant, as she wants to move further north where the rents are cheaper.

Also she has refused to sign a new tenancy agreement for for the last two years.

She is complaining that the washing machine is not drying the clothes sufficiently and is making to much noise.

Do I need to repair or replace the washing machine?
