Putting up a property for sale whilst awaiting an eviction

Having reached a point where currently several months of arrears are outstanding, a Section 21 was served a few months ago and an initial hearing date provided in April, , due to Covid-19 we are now awaiting a new hearing date once the courts recommence. A `reactivation notice` is being submitted.

Question - should the sale of a property occur whilst tenants continue to inhabit the property, does anything change with respect to a new owner being able to gain access to the property or does the initially raised dispute need to follow its course and the court hearing take place before tenants can be evicted ? additionally can the current `dispute` in such cases be transferred to the new owners ?
