Hi, I have a tenant in a four bed HMO property that I manage. Arrears are now £5110.
In February 2020 I took this to court and an eviction order was granted along with an order to pay the arrears at the time. Tenant should of left 17/03/20.
We have sent emails, letters, texts and WhatsApp messages and he never responds. Back in March I called him where he stated that he can not attend or remove his belongings due to COVID 19.
Our letters plus court letters remain unopened outside his door.
On all correspondents I have always made a point that he has not attended the property since 2nd December 2019. It's never challenged.
On 19th Aug 2020 we instructed court bailiffs to take possession of the property. But Courts have now suspended evictions until end of September 2020.
Due to this issue the landlord has had enough and wants to sell the property. All tenants that were given notice earlier in the year have left with no issues. However, this tenant is not communicating and we feel that he is trying to trip us up and claim that he has been illegally evicted.
The landlord is struggling to pay the Mortgage and bills.
What can we do?
