Hi all,

I am a new landlord and I am trying to rent one room in my PPR in London.
I advertised my room using Spare room and planning to do a full check to my potential tenant.
Today I came across a request from a professional couple, that moved from Australia to England due to COVID, they claim to be a Cosmetic Clinic Manager and a Production Manager for a glass manufacturer, they can provide 8 years of references within New Zealand and Australia and a guarantor, but they ask if I accept universal credit applications!

I checked online and the universal credit they potentially receive isn't enough for the rent!

Members, what are your thoughts on signing tenancy agreements with universal credit applicants?
What other questions would you ask?
