Removal of Goods Clause

Hi I am currently using a letting agents tenancy agreement for a new tenancy.

In the clause for 'Removal of goods' where the tenant leaves any items, I have asked that this be changed from one month to 14 days. ie 'If items are not collected within 14 days'..... Agent has advised the timeframes are regulated and therefore they will not amend them.

Are these timescales regulated? I was not aware that they were?

Is 14 days unrealistic or deemed unfair if it ever went to court? Ive just had a tenant leave and they left all their furniture etc, I had 30 days in that tenancy - but that's a long time just to have to leave a property where you cannot do anything, especially when you know the tenant is NOT returning!
