I'm submitting this question again as a New Enquiry, as I posted it last week under a closed enquiry, which I think may have been a mistake, as I have had no response. The history / context of the situation can be viewed under the Closed Enquiries on my account, as it is relevant to this still unresolved situation with my house agents.

Hello. My house agents (Leaders) are still insisting that I need to get an EPC, even though we have had the same tenants for 20 years; below is their most recent response to my letter, wherein I quoted the response you have given me:

"Issue with advised EPC status
I note this subject has been broached in 2018, and then more recently in May 2020 due to changes in legislation. I also note that you have sought your own advice in the matter of whether an EPC is required via the NRLA. I am not sure of the information that the NRLA have in relation to this tenancy as there are factors that may affect their advice. This tenancy became a Statutory Periodic Tenancy in 2014, as advised in an email communication dated 3rd December of that year. As such, this tenancy was deemed to be “renewed” at this point. Had the tenancy become a Contractual Periodic Tenancy at the outset of the original tenancy, or advised that it would become so within the wording of that tenancy agreement once the initial term had expired, the NRLA’s advice would seem correct. As this was a Statutory Periodic Tenancy from 2014 though, I feel this overrides their guidance and that the current legislation applies.

I certainly do not wish to cause you more time and work in determining this, however, we have checked the need for your property to have a valid EPC with our Compliance team who have both confirmed this, and advised to check the ARLA website who we are governed by for any further clarity."

In the light of this, I wonder if I could ask you one last time to check on my status? One thing I would note is that originally the Tenancy was "rolled over" in the words of the agents, to its present form; we have never signed any different contract than the original one at the outset of these tenants' agreement with us when they moved in in 2000.
