The tenant actually "trashed" the property (broken sockets, floor tiles smashed, kitchen units falling apart, etc) and then got the Council to issue a notice to carry out the repairs (damage). This was agreed but the tenant would not allow access saying her boyfriend could do the work for £2000. This was refused and she later abandoned the property having completely wrecked it. The Council are still charging £340 for their inspection saying that they are allowed to charge for every visit/inspection carried out by the Housing Enforcement Officer and pursuing it through their Debt Recovery Agents.
Is it worth going to Court with the Council over this as I have already spent over £5000 to get the property refurbished and re-let, considering a comment another landlord made to me saying that any further action will mean the Council will "watch" and keep a negative outcome on any further problems with my other properties.
Anybody had similar experience?
