If you are asking for someone to manage your rental properties in return for a % of the rental paid, is it best practice that the payment holds in full even when someone may be in arrears?

Technically they aren’t accountable for collecting rent (as this is paid via direct debit), it’s more ensuring the maintenance queries are handled.
