Hello, I issued a section 21 to my tenant at the beginning of August, giving her four months' notice to quit before her current short-term agreement would expire (23rd Nov).

She's refused to speak to me since then, so I have no idea if she'll go or dig her heels in and try to stay. If she tries to stay, what are the realistic chances of getting her out through the courts with this new lockdown starting tonight and Christmas on the way?

I've been living out of suitcases and cardboard boxes in friend's and parent's spare rooms since March, so she can stay in the house until her contract runs out, but I really need my house back now.

Thanks.
