My tenant is self employed and was out of work several months due to covid19 which put him in arrears by 3 months. He is now back at work and has paid some rent over the last few months but he is still in arrears by £3300 and doesnt pay his rent on time and more frustratingly Does not inform me of a late payment and does not reply to my messages or phone calls. i have asked him on several occasions to please let me know if payment will be late, he agrees at the time yet he continues to make no contact.
I am at a loss of what to do, i have tried the letters that are available on the website but they do not change anything and i dont want to evict him not only because of his current situation but i fear i will lose my owed rent.
Please can you advise, would an official body have more effect at getting his payments up to date and back paying on time each month as he just ignores me most of the time.
I look forward to your reply
Many thanks
