Hello,

I'd just like to have a quick discussion with someone around what the landlord/tenant rights might be around the following issue if possible?

The property has been rented for a number of years to a good tenant without too much trouble, it's a ground floor flat and the windows are in a state that requires complete renovation, or replacements.

We'd ideally like to replace the windows with patio doors leading to the garden, which would involve 3 days building works - ideally we'd like to provide alternative accommodation to the tenant their young child during the building works to keep everyone safe.

I'd just like to understand what the legalities of this might be (we've an NRA tenancy agreement in place for the last couple of years), if the tenant says no to this - where would we stand etc.

The alternative would be to renovate the windows, but this would not really fit with our long term plans for the property and is only a short term measure really.

Any advice you could provide would be very welcome.
