Letting Agent Problem

I have three properties that are rented out through a letting agent. With two of them, the rental payments have been arriving later & later and I now have two months of arrears. The agent has now stopped responding to my attempts to communicate with them. With a rental contract in place, are they effectively in breach of it and what action can I now take?
