Purchasing tenanted property via aution

Hi
I am interested in purchasing a property at auction but it currently has a tenant with a AST which was issued in 2010. This is fine and I understand I need to honor this, but the rent has not been increased in this time and therefore what are my option if I wish to increase the rent once I become their landlord?
