Agent Exit Fees for selling HMO with tenants in place

I have 5 HMOs with a managing agents. I have an offer on one HMO with the tenants remaining in place. The terms with the state that I still have to pay fees for the duration of the tenancy. Firstly, can this be right? Secondly. There is a clause saying I can end the contract if Haart have "done something wrong". Earlier this year they took 5 months to obtain a court date for a tenant in arrears, meaning we entered lockdown and also my rental insurance ran out (5 months cover). Although after a real struggle and opening a case with the Property Ombudsman they compensated me for my loss, I am hoping that this constitutes "something wrong" and I can end the contract with Haart without penalty.
