Good afternoon

I am currently looking for new tenant via estate agent. A young single mum has applied with a two-year-old child. References have not been sought yet. She has a part-time job and tops the rest of income on universal credits.

I have requested from the agent if there is a shortfall with the rent where will it come from. The agent has informed me she could obtain a guarantor.

I just feel that without going down the route of referencing I cannot see the true picture but equally worried if she loses her part time job she will be completely relying on UC and end up not paying rent.

The property has been empty now for two months. I know times are hard and I feel they will only get worse. I just don't seem to be getting the tenants through the door.
