Upfront rent - any restrictions?

Are there any restrictions on taking rent upfront in Northern Ireland? 3 or 6 months and keeping this rolling, ie. charging monthly rent from the second month so that the rent is always 3 or 6 months in credit? I have a prospective tenant who cannot supply a home owner guarantor and wondered if this would be a good way to help protect me without a guarantor.
