I’m new to this forum and would like to ask for help and feedback.

I’m a private landlord that has been devastated by COVID and tenants taking complete advantage of the pandemic. This whole situation has devastated our family finances and we had to move out of our rented house, move all our belongings into my in-laws, and now rent a tiny apartment where we literally are camping out on mattresses on the floor sharing one bedroom as we navigate the turmoil.

Key facts

Tenants stopped all payments in Feb 2020 (last payment received)
Have never corresponded with me or agent all through COVID
Have had a revolving door of people staying there (even during lockdown)
Intimated my neighbours
Ignore the bell when we ring and lock the door from the inside.
Have removed furniture and carpets
Damaged the property

Key dates

Feb 2020- last payment received
May 2020 - I served Section 21
July 2020 Their shorthand STA ended (31st)
August 2020 Applied for accelerated possession
Nov 2020 Granted by County Court (16th)

I have been told by my lawyer that the next step is to apply for a High Court Bailiff, to enforce the eviction, but as Bailiffs appointments are “frozen” until end Jan 2021 - where does that leave me? Even I applied, my application will just go into a massive queue?

It’s clear the judicial system is overwhelmed. Also clear that the government is making private landlords foot the bill for keeping people off the streets, and avoid a massive PR disaster. I do understand that some families are in dire straights, but so are we. We are homeless and these are tenants are just taking advantage of COVID. I’m desperate and simply can’t wait any longer.

Two questions for this forum

1- If I apply for a Bailiff appointment NOW- rather than in January - is there an official queue system in place-i.e will it make a blind bit of difference WHEN I apply?

2- Are there any other private Security Firms, Bailiff Services, or other routes that I can go through to get these tenants OUT?

Thank you
