Hi. I have two homes near London and travel between both. I have a friend in one and two friends in the other with simple written agreements but no deposits. I'd appreciate some advice on whether I can claim under the rent-a-room scheme on both as I spend an equal time in both properties. Secondly can you help me with what regulations apply in terms of gas and electric check requirements, if any. They are more like lodgers in nature but I want to be compliant with relevant law. Do I need SHTs? I am a NRLA member.
