Hi All, I am helping (well trying to) a couple of youngsters whose dad, the LL, has died. They are now managing an HMO where the LL was resident, tenants in bedsits who have no agreements/deposits etc so believe that it was the situation that they were "Lodgers". Govt. website says there is no fixed time that they can stay as lodgers but obviously not forever as now no longer a resident landlord.
Not sure if they can afford to keep the property but guessing will have to move the residents to ASTs with immediate notice to quit to allow for the 6 months now required.

Any advice please. Not enough money to pay agents.
(New HMO licence applied for with council, gas safety, registering re: Data being sorted)

Re: EPC - presume as let as not self-contained, no EPC required unless house up for sale. However if one is sought as may be looking to sell, and it comes in as an F, then what happens?
