I own a property in Wales which is converted into three flats. I live in one flat and let the other two, so I am a "resident landlord".

I am aware that a new Renting Homes (Wales) Act may be coming into force soon, but cannot find any information about how it might change things for resident landlords:
1) Will I need to use the new standard tenancy agreements that will replace ASTs etc or will I fall outside the new legislation and continue to use a bespoke resident landlord agreement as per the one provided by NRLA?
2) Is the basis for registration with RentSmart Wales going to change? I am currently registered, but as I now have no rental properties other than the two flats in the building I occupy, other things equal I would not need to renew my registration when it expires next year. If the new act is going to mean that I WILL need to be registered with RentSmart Wales in future as a resident landlord, then I might be better off renewing my current registration anyway rather than having to then go to the hassle of re-registering from scratch.

I'll be grateful for any information you can provide. I am struggling to find anything online that tells me what will happen in respect of resident landlords as a result of the new Welsh legislation.
