Hello

I have a joint tenancy currently active on a rolling monthly contract. I have just been informed that the couple are splitting up however, one wishes to remain in the property with the children. I am happy for this to happen however, I need to remove the second named from the tenancy agreement and also remove the existing guarantor (as this was his mum).

I need to know whether a letter from them asking me to remove tenant A from the agreement with immediate affect is sufficient.

What I also need to know is do I need to draw up a new tenancy agreement? (I don’t want to do another fixed term I just want to continue with the rolling but if I have to do a fixed term what is the minimum term)?
Re protect the deposit? (The initial deposit came from tenant B who is remaining in the property - the deposit won’t change)
Do a check out inventory and redo a new check in inventory (or could the letter state tenant B is happy that everything inventory wise is as it was when they moved into the property - they have been in for a year)?

I would really appreciate any advice on this one.
