Hi, I served a section 21 notice to my tenant with 6 months notice but now the tenant is in rental arrears of more than 6 months and I will contact my solicitor to serve a section 8 giving 4 weeks notice. Can I also make a a Court Claim for Money of the rental amount owed ? He is working but not paying any rent. Also I assume the Court claim for Money might be faster ? Looking at Tier 4 I am also assuming that tenants not paying rent are in a very good position as evections could be stopped for a further period.
