One of my tenants in an HMO is refusing to pay this months rent due to mice in the house. His father has sent an email suggesting that structural defects contributed to the problem therefore witholding rent is permissable. What are their rights under this arguement? The tenant says its "very unhygenic uncomfortable & to be honest unsafe". I have offered pest control. I want to be certain of my footing when I next engage with them.
